The record

Anyone can say they negotiate well. These are the numbers.

7 days

Escrow, start to close

Negotiated for a seller who needed to move fast, at $180,000 over the listing price.

3 offers

In under a week

On a rental property, closed inside thirty days.

39 years

Combined in residential real estate

Across three licensed agents, all of them local.

1991

The year Sue started

After qualifying as a CPA and controlling the books for a Southern California homebuilder.

94

Five-star verified reviews on Zillow

Their own published count, earned one transaction at a time.

Past results describe past transactions. They are not a promise about yours, and we will tell you honestly what we think your property can do.

How we work

Three ways people come to us.

Most arrive at one of these and end up doing two of them with us over the years. That is rather the point.

For buyers

Finding the one, then actually getting it

A needs analysis before a single showing, finances in order so you arrive as a serious contender, and a data-driven offer that holds up under scrutiny. Seven stages, and we are beside you at each.

The buying process
A bright double-height living room with a fireplace and French doors onto a terrace

For sellers

Priced properly, prepared properly, sold

A real comparative market analysis rather than an automated guess, then stagers, photographers, window washers and contractors who make the house worth the asking price before anybody walks through it.

The selling process
A grey board-and-batten home with a pool and loungers in the afternoon sun

Quietly

Off-market, when the open market is the wrong room

Some homes should not be advertised, and some buyers would rather not bid against forty strangers. We run an off-market lane for both. One client credits it with their forever home.

Before it goes live

What sells a house here, and what buyers actually stop on.

Most of the price is made before the first open house. This is the part sellers rarely see described.

01

The approach

The first twelve feet decide the showing. Hedges cut back, the drive clean, the number legible from a slow-moving car. We walk it the way a buyer will, then the way an appraiser will.

02

The light

Photography is booked for the hour this elevation actually gets sun, not whenever the calendar had a gap. Our stagers, photographers and window washers finish before the camera arrives, never after.

03

The outdoor room

In Orange County the garden is a room and buyers price it like one. Planting, shade, and where you would actually sit in August all belong in the listing, not just the square footage.

04

The street

Buyers are choosing neighbours and a school run as much as a floor plan. We call the local buyer's agents who already have someone looking for exactly this block. That is the step most listings skip.

Where we work

Six towns, and we did not move here to sell them.

Erin grew up in North Tustin. Wendy is a third-generation local who went to Foothill High and came back to raise her children here. Sue has worked these streets since 1991. Local knowledge is either earned over decades or it is a claim on a website.

Who you actually work with

Three licensed agents. No handoff to an assistant.

The same two names keep coming up, which is how referrals work.

Erin and Sue bring such a terrific business sense and down to earth perspective to the home selling process, it is amazing! Erin and Sue are truly the best of the best, as well as an absolute pleasure to work with. Their guidance, support, know-how, and killer intuition helped us secure our forever home off-market, and, on the flip slide, made selling our previous home a truly seamless and hassle-free experience.

Sue and Erin rank among the most exceptional residential real estate agents I've had the opportunity to work with. The questions people ask before they call.

Sur West Homes represents buyers and sellers across Tustin, North Tustin, Tustin Ranch, Irvine, Orange and Villa Park, and the team also works the Orange County beach communities including Newport Beach, Corona del Mar and Laguna Beach. The office is at 2913 El Camino Real #105 in Tustin.

Thirty-nine combined years. Sue Mitchell has been in real estate since 1991 and came to it from a career as a certified public accountant, working as a finance manager and corporate controller for a large Southern California homebuilder. Erin Casey grew up in North Tustin and previously worked in advertising sales. Wendy Sinderhoff is a third-generation Tustin local who spent years selling new homes for a public homebuilder and also worked in appraisal.

An off-market or pocket listing is a home offered quietly rather than published to the open market. Sur West Homes runs an off-market lane, and one client credits it with securing their forever home before it was ever advertised. Sellers use it for privacy or timing, and buyers use it to compete against fewer people.

Ask for a comparative market analysis. Sur West Homes assesses features, size, location, market demand and recent comparable sales to arrive at a competitive listing price, rather than relying on an automated online estimate. There is no charge to have the conversation.

It depends on the property and the preparation, and nobody honest will promise a timeline. What the team has done: one seller negotiated a seven day escrow at one hundred and eighty thousand dollars over the listing price, and another rental property drew three offers in under a week and closed within thirty days.

Sur West Homes operates under Side, Inc. The broker of record is Hilary Saunders, a real estate and tax lawyer, under corporate license number 02014153.
