Two lanes, one team
We do not hardcode a price list here.Listings turn over weekly. This does not.
- Open market
Every property we have listed publicly, marketed with real photography, a video walkthrough, fliers and open houses, and put directly in front of the buyer's agents who already have someone looking. Ask and we will walk you through what is active right now.
- Off market
Some homes never reach a public listing at all. Sellers use an off-market or pocket listing for privacy, or because the timing is not right for a public sign in the yard. Buyers ask for one because it means competing against a handful of people instead of forty.

Every home we take to the open market gets its own video, not just a stack of stills. Most buyers decide whether to book a showing in the first ninety seconds online, and a walkthrough does more work in that window than a photo gallery ever will.
Getting in front of both
Tell us the home you are picturing, or the buyer you would want if you sold quietly.
We will tell you honestly what is available, on the record and off it, usually within a day. There is no charge to have the conversation, and no obligation once we do.
We do not print live prices or MLS numbers on this page. Inventory turns over continually, and a number left on a website after the fact helps no one.
