For buyers
Buying, recorded like everything else we do.
Buying a home is a ledger of decisions, each one made in order and each one written down: what you can afford, what you will offer, what the inspection turns up. We keep that ledger with you from the first conversation to the day the keys are yours.
The seven stages
Nobody wins a house by accident. Here is the sequence that works.
This is the same process for a first house and a fifth one. It does not get skipped for a buyer in a hurry, because the buyers in a hurry are exactly the ones who need the sequence held.
- Analyze
Conduct a needs analysis
We ask the necessary questions and gather the data before anything else. Local market knowledge and industry partnerships do the rest of the work of finding a home that actually fits.
- Finance
Get your finances in order
Our network of lenders and financial experts helps tighten your credit, determine exactly what you can afford for both a home and a down payment, and get you formally pre-approved, so you arrive as a serious contender.
- Shop
Shop for a home
We draw up a wish list covering not just the house but the community, match your must-haves against your budget, and go looking. This is the enjoyable part and it should feel like it.
- Offer
Make an offer and negotiate
We formulate a fair, data-driven offer from in-depth market analysis and draw up the purchase agreements, then negotiate contingencies so you do not spend more than you need to. If one offer does not land, we already have the next plan.
- Inspect
Conduct a property inspection
An independent licensed inspector checks the home's real condition. It surfaces what a walk-through cannot, which makes it both a negotiating tool and the best insurance you will ever buy on a property.
- Approve
Get final financing approval
We monitor the transaction's progress, keep you aware of any funds that might be expected of you, and work with your lender so the paperwork is complete before it becomes urgent.
- Celebrate
Congratulate yourself
A few days before closing we walk the property one last time. Both parties sign, the keys are yours, and the mountain of detail behind you stops mattering.

We are very grateful to have met Sue and Erin on our journey to finding a home. They were an absolute pleasure to work with from beginning to end, it always felt like we were among friends who had our best interest at heart. With their extensive network and expertise, they were able to find us exactly what we had been searching for in an incredibly tight market.
First step
Tell us what you are looking for, and where.
A short conversation is where the needs analysis actually starts. There is no cost to it and no obligation attached, and it is the fastest way to find out whether we are the right three people to help you buy in North Tustin, Tustin, Tustin Ranch, Irvine, Orange or Villa Park.
